When a tenant asks to break their lease, we kick things off by sending them an estimate of the costs involved—things like Trade Me advertising, a "For Rent" sign, time to conduct viewings, application processing, and both the final and new ingoing inspections. It’s all about covering the reasonable costs of re-renting your property.
If the tenant’s still keen to go ahead with those costs in mind, we’ll be in touch with you to get your approval before we take the next step.

Time to Shine

Once we’ve got your OK, we hit the ground running. We’ll refresh your advertising, start booking viewings, and get your property back out into the rental spotlight. You—and the tenant—will get updates from us along the way as the interest rolls in.

Replacement Secured

Once we’ve lined up a top‑notch replacement, we’ll lock in the outgoing tenant’s move‑out date and handle any break‑lease costs directly with them—so no extra bill for you. Just a heads‑up: there’ll be a brief rent‑free window of about three days. That gap lets us breeze through the final inspection, tidy‑ups, and onboarding steps that follow.

The Final Check

After the tenant moves out, we’ll complete a thorough final inspection within 1–2 business days, comparing everything to the original condition report. We’ll also arrange smoke alarm checks, meth testing (if needed), and a final water reading—all billed to the outgoing tenant, of course.

Sorting the Bond

If anything’s not quite up to scratch, we’ll organise the work and recover the cost from the tenant’s bond. If there’s any disagreement, don’t stress—we’ll handle the tribunal process. Just keep in mind, in some areas it can take 2–3 months to get a hearing date.

Welcoming the New Tenant

With everything wrapped up, we’ll take care of the new tenant’s entry inspection, sort the key handover, and make sure their move-in is smooth and stress-free. It’s all part of the service!
