The latest rental insights from Trade Me show a shift toward balance in the Auckland market. Average Auckland rents currently sit around $650, reflecting a 3% decrease, alongside an average 23 days on market, a 4% improvement compared to this month last year in 2025.
What does this mean in real terms?
Properties are moving faster (when priced accurately) which demonstrates rent prices are stabilising, and tenants are responding quickly to well-presented homes which fit within their budget. We’re seeing a slight drop in rental prices paired with shorter days on market, which is good news for tenants looking to secure a property and gives landlords a clearer picture of the current market demand. Over recent months, rental prices have hovered between $650 and $660, showing consistency while easing slightly, creating healthy conditions for both landlords and tenants. We’re also seeing clear patterns in what tenants are actively searching for in a rental property the most frequent searches are for two-bedroom, one-bathroom properties followed by three-bedroom homes which continue to be among the most in-demand.
This means that landlords are needing to have competitive rent prices to secure quality tenants and reduce vacancy and empty periods. With changing market conditions and evolving tenant demand, now is the perfect time to review your strategy. Our team has also been buzzing with energy this quarter! We’re thrilled to welcome university intern Ethan Pavadan, who is currently studying for a Bachelor of Property at Auckland University. He joined us prior to summer and is gaining hands-on experience and valuable industry insight.
